Description

29, 31, and 31A Botanic Road is a house with an attached shop and another house, dated 1841 on the first floor of No.31. The buildings are constructed of brown brick in English garden wall bond, with the shop rendered and painted white. They feature slate roofs across three levels. No.31 is double-depth and double-fronted, with a small back extension, while No.29 is attached to its left and No.31A is attached to the right, slightly projecting forward.

The exterior of No.31 is two stories high with a two-window range and is almost symmetrical. It has a round-headed doorway with a stepped surround, a four-panel door, and a plain fanlight. There are two 6/6 sash windows on each floor, all with raised sills and wedge lintels, and gable chimneys. To the left, No.29 is single-fronted and one story tall, featuring a doorway on the left and a large oblong 6-pane window. To the right, No.31A is also double-depth and single-fronted, standing two stories high with a single-window range. It has a doorway on the left with an altered panelled door, a 6/6 sash window on each floor, both with raised sills and flat-arched heads, and a gable chimney to the right.

The interior has not been inspected. This building forms a group with Nos. 17-23 to the left, No.1 Churchgate to the left and rear, and Nos. 2-6 Back Botanic Road opposite.
