Rosebank House, Balmoral Road, New Rattray

Rosebank House, located on Balmoral Road in New Rattray, was built in 1836 with a later extension added in the 19th century. This is a 2-storey, 3-bay house designed in an L-plan with a piend roof. The exterior is harled with painted margins.

The southwest elevation, which is the principal front, is symmetrical. It features a central bay at the ground level with a pilastered and corniced doorpiece, flanked by windows in the outer bays. The first floor has regular fenestration.

On the northwest elevation facing Victoria Street, there is a window on the outer right at each floor. To the left, an advanced wing includes a door and an adjacent window at ground level, with a window on each floor returning to the right. There are bipartite windows on the left at both floors, and a low service wing projects at the outer left.

The windows are timber sash and case with 4-pane and plate glass glazing patterns. The roof is covered with grey slates, and there are shouldered and coped ashlar wallhead stacks with polygonal cans.

An ancillary building is located to the northwest; it is a single-storey, L-plan structure with a slate roof. The boundary walls feature pyramidally-coped, square-section gatepiers with coped rubble walls.

The interior was not seen in 2002.
