Description
The Balmoral Hotel, located at 3 Balmoral Road in New Rattray, is a public house and former coaching inn built in 1837, with a later wing added. It is a two-storey building with an attic and has a rectangular plan, situated prominently on a corner site. The exterior is harled with painted quoin strips and margins, featuring base and eaves courses.
The northeast elevation is symmetrical, with a timber door in the center bay at ground level, flanked by windows in the outer bays. The first floor has regular fenestration, and there are canted slate-hung dormer windows over the outer bays, along with a small rooflight in the center. To the outer right, there is a two-bay lower wing with a door below a window on the left and a projecting bay on the right that includes a door and an altered window at ground level, with a single window at the first floor beneath a piended roof.
On the southeast elevation, known as Boat Brae, there is a broad gabled bay featuring a timber door with a plate glass fanlight to the outer right and a single window to the outer left. The first floor has two large windows and a broad gablehead stack.
The southwest elevation's ground floor detail is obscured by a boundary wall, but the first floor has large windows in each outer bay and an altered enclosed forestair in the center.
The windows throughout the building feature 12- and 18-pane glazing patterns in timber sash and case style, with plate glass glazing in the ground southeast and dormer windows, also in timber sash and case. The roof is covered with graded grey slates, while modern tiles are used on the extension. The chimneys are coped harled stacks with a full complement of clay cans.
Inside, there is a modern bar.
