13 Jordan Lane, Morningside, Edinburgh

This building at 13 Jordan Lane in Morningside, Edinburgh, is an earlier 19th-century house with an addition from 1895. It is a two-storey, three-bay structure with a projecting side addition that faces a garden. The exterior is made of cream sandstone, featuring coursed and squared rubble with droved dressings, while the wing is constructed from squared and snecked rubble.

On the south (front) elevation, there is a cill band course at the first floor level. The entrance door is centrally located and topped with a plain consoled cornice, with a single window above it on the first floor. The outer bays each have one window on both the ground and first floors. The north (rear) elevation has single windows on the ground and first floors of each bay, and there is a wallhead stack positioned to the right of center. The two-storey projection has a piend roof and features two modern windows on its return to the outer left.

The east elevation is gabled and includes a rendered apex stack with a small window in the gablehead. There is a projection with a rubble forestair at the rear, which has two small windows. The windows throughout the building are timber sash and case, with four-pane designs at the rear and plate glass glazing at the front. The roof is slate with lead flashings, including an apex and wallhead stack, and there are two Velux windows on the south side.

The interior was not seen in 1992. The front of the property is enclosed by a low rubble wall with flat coping and features original decorative cast-iron railings.
