18 Baird Road, Ratho, Edinburgh

This building is an earlier 19th century single-storey, three-bay cottage located on sloping ground to the south, featuring a raised basement and attic. It has a rectangular plan and is constructed from droved ashlar honey-coloured sandstone, with rubble on the side and rear elevations. The cottage has raised ashlar quoins, a blocking course, and a band course.

On the north (main) elevation, there is a door at the center set in a recessed bay, featuring a corniced and pilastered door case, with a modern door. Windows are present in the flanking bays, and a band course runs along the base of the blocking course.

The side elevation shows a raised basement with two low doors at the center, flanked by small barred windows. There are two blind windows at the first floor and a single window in the gablehead. The main elevation has uPVC windows, while the gablehead window features a 12-pane sash and case. The roof is covered with grey slate and includes a skylight window, with ashlar coping to the skews and gablehead stacks, one of which is corniced and the other is new, both with circular cans.

The boundary wall is a low rubble wall with slab coping that curves inward as quadrants at the entrance gate, which is marked by plain ashlar pedestrian gateposts.
