Description

12A St Austin's Lane is a house dating from the 16th century or earlier. It features a timber frame with textured render over brick on the front and has a gabled clay plain tile roof that continues from No. 13. The building is two storeys high with attics and includes a 20th-century flat-roofed rear extension in an 'L' plan.

The exterior has a 20th-century flat-roofed dormer with plain wide casements set behind a parapet. On the first floor, there is one off-centre double-hung sash window with small panes. The ground floor features a 19th-century shop front with end consoles, which has been infilled with a 20th-century door and a three-light window. The front door includes part of an 18th-century glazed door with old bull's eye glass. One bay of the original 16th-century or earlier timber frame was raised in the 18th or early 19th century.

Inside, the southwest flank has a substantial tie-beam and indications of a steep arch brace beneath the plaster. At the far end of this wall is a narrow arch-headed door, possibly a 16th-century insertion, which provided access to the staircase in No. 13. The rear wall contains an early 17th-century wood-burning fireplace with a wide but truncated cambered mantel beam, framed and pegged into a wall post. On the first floor, there are remains of a three-light diamond mullioned window. One recessed wall stud is from the 13th century and features a notched lapped mortice. The raised upper part has a pine timber frame with chamfered edges and lamb's tongue stopped chamfers. The roof is contemporary with fully framed purlins.
