Description

No. 13 Austin's Lane is a house dating from the 16th century and early 19th century. It has a timber-framed structure with a red Flemish-bond brick front and a gabled clay plain tile roof that is continuous with No. 12A. The house is two storeys tall and features a 20th-century rear extension.

The front of the house has three flat-roofed dormers that are unequally spaced, each containing a single light with a cross glazing pattern. On the first floor, there are two slightly recessed double-hung sash windows with margin glazing and stone sills. The ground floor also has two similar windows, but these have stone lintels supported by consoles. The off-centre door has a moulded architrave and a 20th-century pediment-like hood. The door itself is an early 19th-century design with seven panels, two of which are glazed.

Inside, the eastern half of the house features a single bay of timber framing from the mid to late 16th century, including a large flat chamfered bridging joist and joists with upper haunching and soffit shoulders. There is a stair hole towards the rear that likely originally connected to an arch-headed flank door of No. 12A. To the left of the front door, there is a partition of studs with reused stopped chamfers, showing evidence of a former rebated door opening adjoining the rear wall. Two late 16th-century moulded corbel brackets are located under the spine beams, one of which has 'waggon chamfering'. The western part of the house and its raised structure date from the late 18th or early 19th century and feature a fully-framed purlin roof. The front room includes a segmented arched niche from the 18th century adjacent to the fireplace, which has fluted pilasters and a keystone, formerly part of a pair. There is also a simple corner cupboard on the first floor.
