58 And 60, Binswood Avenue

A pair of semi-detached villas dating from around 1830, with later additions and alterations, are located at 58 and 60 Binswood Avenue, Royal Leamington Spa. The buildings are constructed of pinkish-brown brick with a painted stucco front facade and a Welsh slate roof.

The main range is two storeys high with basements, featuring six first-floor windows. The outer bays are recessed, while the central bays are gabled and project forward. Flanking ranges are of two lower storeys and have a basement, each with one first-floor window. Full-height Tuscan pilasters clasp the angles of the central projections, topped by a 'pedimented' gable. The first floor of the main range has two 6/6 sash windows and two 8/8 sash windows, all with tooled architraves and sills. The ground floor has similar entrances with eight roll-edged steps leading to part-glazed doors with roll-moulding in tooled architraves, situated within distyle Doric porches in antis across the angles. The main range also has a large tripartite window with a 6/6 sash between two 2/2 sashes. Tall 6/6 sashes are present elsewhere on the ground floor, all with sills, moulded architraves, frieze, and cornices. The outer ranges have 4-panel doors, and 1/1 and 2/2 sash windows. The basements have part-glazed doors and 3/6 sashes. Chimneys are located at the ends and centre of the building.

The interior of No.60 retains original joinery, including shutters to some windows. The interior of No.58 was not inspected.

Binswood Avenue was laid out around 1828. These villas form an architectural group with numbers 50-56 (even) Binswood Avenue, 8 Kenilworth Road, and 3 Arlington Avenue.
