Description

This is a semi-detached villa dating from around 1834, with later additions and alterations including 19th-century bay windows. It is constructed of pinkish-brown brick with stucco to the side facades and a painted stucco facade to the front, and has a Welsh slate roof.

The villa is three storeys high with basements, and has a facade with three first-floor windows arranged in a 2:1 layout. The first floor is characterised by a band interrupted by bay windows surmounted by four Ionic pilasters extending through the first and second floors to the ends, and a pair to the centre. Windows on the first floor are predominantly 1/1 sashes in plain reveals with sills; the crenellated bay window to the right contains 2/2 sashes between 1/1 sashes. The second floor features two 1/1 sashes alongside two 2/2 sashes.

A four-step approach leads to part-glazed, panelled doors with overlights; the door on the left has a fanlight with radial glazing-bars and a 20th-century Doric porch. Basement and ground floor canted bay windows incorporate 1/1 sashes. A further bay window, extending from the basement through the first floor to the left, has 2/2 sashes between 1/1 sashes on the ground floor. The basement also features an 8/8 sash and a partly-concealed casement. The building has a frieze, cornice, blocking course, copings, a central ridge and end stacks, and copings to the gable ends.

Internally, No. 35 has a staircase with a wreathed handrail and stick balusters, marble and slate fireplaces, an egg-and-dart cornice to the front ground-floor room, and a modillion cornice to the hall. An arch with eagle corbels is also present. The first floor has two fireplaces and moulded cornices, while the second floor has stone fireplaces and cast-iron grates. No. 37 has a similar staircase.

Binswood Avenue was laid out around 1828, and the houses to the west were completed by 1834. Numbers 31-45 (odd) on Binswood Avenue, together with No. 13 Kenilworth Road, form an architectural group.
