GV II Farmhouse, now house. Dated 1849 on left gable wall; renovated late C20. Coursed squared sandstone, stone slate roof.

Double-depth double-fronted plan plus service wing attached to rear left corner. Two storeys and three windows, symmetrical; with a depressed-arched doorway which has plain jambs, moulded imposts and a keystone, a C20 panelled door and a fanlight with radiating glazing bars; two 16-pane sashed windows on each floor with raised sills and wedge lintels, and in the centre of the first floor a very small round-headed window with glazing bars and a raised sill and stone surround. Gable chimneys. Datestone at first floor of left gable wall inscribed: B/ HE/ 1849 (the same initials as at No.188, qv).

Single-storey service wing attached at right-angles to rear left corner. The garden wall, enclosing a shallow rectangular front garden, is of squared sandstone rubble, approximately one metre high, with a rounded coping of the same material, and a central gateway with round-topped gateposts. Forms part of an interesting group at Garnett Lees.
