Haystoun Cottage, 12 Springhill Road, Peebles

Haystoun Cottage is an early 19th century, two-storey, four-bay semi-detached house located at 12 Springhill Road, Peebles. The cottage features a canted extension at the front, an addition at the rear, and a small outhouse to the east. It is constructed from whinstone rubble and harled, with exposed cream sandstone margins.

The south (front) elevation has a harled, projecting gabled porch with windows on the sides, positioned to the left of the centre bay. To the outer right, there is a two-storey canted bay that breaks the eaves, featuring small windows on the outer sides at ground level and three windows on the first floor. The remaining bays have a regular arrangement of windows.

On the north (rear) elevation, there is a large two-storey rectangular-plan addition with a half-pitched roof to the outer right. The east elevation is gabled with an apex stack and a single window.

The outhouse is a single-storey structure, gabled with an apex stack to the west and features 12-pane timber sash and case windows, topped with a slate roof. It shares an apex stack with thackstanes.

The interior was not seen in 1994. The property is enclosed by a low whinstone rubble boundary wall with bolder coping.
