23 West Road, Irvine

23 West Road in Irvine is a mid-19th century house that was reworked in the later 19th century. It is a single-storey building with an attic and has a rectangular plan. The front is finished in painted sandstone ashlar, while the sides and rear are made of snecked rubble stone. The house features a base course, a cornice, and a blocking course.

The east elevation is symmetrical, with the entrance door located at the center, set back in a doorpiece that has a shouldered head and a rectangular fanlight above. There is a raised semi-circular feature above the blocking course. To the right, there is a tall bipartite bay window that slightly projects, featuring raised moulded margins. Above this bay, there is a dormer with a timber pediment, consoles, and moulded margins. To the left, there is a canted bay with a three-light window and plain margins, with a matching dormer above. A later flat-roofed garage made of ashlar is attached to the left side, abutting number 21, and there is a later ashlar wall on the right side, abutting number 25.

The south elevation shows a gable end with the garage advanced. The north elevation is a blank gable end. The ground floor features 2-pane timber sash and case windows on the east front, while the dormers have modern windows. The roof is covered with grey slate, and the ashlar coped skews have ashlar gablehead stacks with bracketed cornices and polygonal cans.

The interior was not seen in 1996. The boundary wall is lowered, with a harled and painted wall to the east and rubble stone to the north and south.
