17 East Road, Kirkwall

17 East Road in Kirkwall is a mid-19th century house with later additions. It is a two-storey building with a basement and attic, featuring a symmetrical three-bay rectangular plan and piended dormers. The house is situated on sloping ground that descends to the west and is adjacent to Numbers 19 and 21, which are listed separately. There is a later lean-to garage set back on the outer right side.

The exterior is constructed of squared and coursed rubble with pink sandstone ashlar dressings. The windows have long and short margins, and the corners feature long and short quoins. The entrance has ashlar steps and platts that oversail the basement.

On the north (principal) elevation, there is a pilastered and corniced doorpiece in the central bay at ground level, which includes a deep-set timber-panelled door with a rectangular fanlight above. Each bay features a window at the first floor and a basement window below, with a three-light dormer in the attic above. A modern door leads to the garage on the outer right.

The windows are four-pane timber sash and case types in the attic and basement, while multi-pane uPVC windows are used elsewhere. The roof is covered with grey slate, featuring a stone ridge and stone skews. There is a harled, corniced multi-flue gablehead stack to the west and cast-iron rainwater goods.

The interior was not seen during the last inspection in 1998. The property is enclosed by low rubble boundary walls along the north elevation, topped with spear-headed cast-iron railings that run continuously over the entrance bridge.
