Rock House Hotel, Clifton Road, Lossiemouth

The Rock House Hotel, located on Clifton Road in Lossiemouth, dates back to 1789. This symmetrical building features two storeys and an attic over a raised basement, with a total of five bays. The exterior is constructed from coursed, tooled rubble with rubble flanks, accented by contrasting painted ashlar dressings and margins.

The main entrance is approached by a splayed flight of steps, which includes a later 19th-century ornate cast-iron handrail. The door is framed by a lugged and moulded doorpiece. On the west gable, there are two ground floor windows, two first floor windows, and a single attic window. The east gable features a single ground floor window, one first floor window, and a blocked attic window. The sashes are fitted with 12- and 16-pane glazing, and there are two modern flat-roofed dormers.

Architectural details include rusticated quoins, a deep moulded eaves cornice, and flat skews with run-off skewputts, which are dated on the east side. The building has tall coped panelled end stacks and a slate roof.

Inside, there is a central curved cantilevered staircase and some original fielded panelled window shutters. The front-door fanlight, which has decorative glazing, has been re-used upstairs. Additionally, there is a single-storey and attic wing extending from the east gable, which has been much modernised.
