Description

25 Powdermill Brae is a later 19th century villa featuring a single storey and basement with a rectangular plan and a rear addition. The exterior is constructed from tooled squared and snecked sandstone with droved dressings, long and short quoins, and stop-chamfered reveals.

The southwest elevation, which serves as the entrance, is symmetrical. The principal floor is accessed by a central platt, leading to a timber door with a letterbox fanlight, flanked by windows in the adjacent bays. The basement has a regular arrangement of windows.

The southeast elevation is asymmetrical and made of tooled snecked sandstone rubble. It includes a central window and two smaller windows to the right on the principal floor, all featuring long and short dressings. There is a barred window located to the outer right of the basement.

The northeast elevation was not visible in 1997. The northwest elevation is also asymmetrical, constructed from tooled snecked sandstone rubble, with a window to the right of the principal floor that has long and short dressing.

Hooped railings line the principal elevation of the house, leading to the entrance. The principal floor features three replacement timber sash and case windows with three panes, while the rest of the building predominantly has six-pane timber sash and case windows. The roof is covered with purple grey slate and has a piended design, with a rooflight at the apex, lead ridges, and cast iron rainwater goods. The wallhead stacks are coped and polished with shouldered designs.

The interior was not visible in 1997.
