Minaki, 12 York Road

Minaki, located at 12 York Road, is a single-storey Modernist house designed by Morris and Steedman in 1961. The building has a long, low rectangular shape and features a ribbon of glazing on its northern elevation facing the sea. It has a flat roof with a central chimneystack that extends at a right angle to the roof plane. At the southern center, there is a covered entrance and a garage. The exterior is finished with white rendered walls and has plate glass windows set in timber frames. Minaki is situated within the former garden grounds of a 19th-century villa to the west, known as St Ann's, which is enclosed by a tall, coped rubble sandstone garden wall to the north that is separately listed.

Inside, the house has been slightly altered in 2005 but retains a simple Modern interior with a linear layout. Some original features by Morris and Steedman remain, including fitted timber cupboards, bookshelves, and built-in wardrobes. The flooring is made of parquet.
