Description
St Ann's, located at 12 York Road in North Berwick, is a substantial gabled house built in the later 19th century, featuring two storeys and a basement. The house was extended sympathetically with a two-storey addition to the south in 1903 by Sydney Mitchell and Wilson. The original structure is constructed from Rattlebags stone with ashlar dressings and chamfered openings, and it has a string course above the basement.
The east elevation presents an asymmetrical gabled two-bay section at the center, which includes a roll-moulded doorway to the right, with a panel and hoodmould above. To the left, there is a three-light canted window that breaks the eaves on the first floor and has a balustrade. The lower gabled outer bay features a canted piend-roofed three-light window at the ground level and a bipartite window above. To the right, there are two recessed gabled bays, with the left one being narrower. The remaining elevations are also gabled and mainly adorned with decorative barge boards, showcasing a variety of window styles.
On the west elevation, the original house is visible to the north, accompanied by a gabled outer bay to the left. The north elevation features two full-height canted outer bays that are corbelled to square over the ground floor, linked by a ground floor balcony. The glazing patterns vary, with plate glass sash windows being predominant. The decorative barge boarding and simple finials enhance the aesthetic, while the moulded, coped ashlar stacks and larger slates on the original house add to its character.
The property includes landscaped gardens with a sunken lawn to the north, bordered by a coped rubble boundary wall topped with ball finials on pedestals. Ashlar piers with conical caps mark the gateway at the southeast. Additionally, there are several pairs of stone figures resembling toby jugs, likely dating from the same period as the original house. These comic figures, slightly weathered, depict theatrical players and are positioned flanking short flights of steps.
