Description
8 Balcarres Road is a former golf clubhouse designed by J Dick Peddie and C G H Kinnear in 1865, with later additions. The building is a two-storey, three-bay, semi-detached structure with a rectangular plan and a piended roof, situated overlooking the Musselburgh Links Golf Course. It features coursed rubble construction with advanced ashlar quoins and stop-chamfered window margins, along with a first-floor band course. The symmetrical façade includes a central canted and slated window, flanked by tall rounded bipartite windows with stone consoled cills and shallow finials above. There is a rendered single-storey addition from the late 20th century on the north side of the rear elevation.
The ground floor has four- and six-pane timber sash and case windows, while the upper floor has a plain glazing pattern. The piended slate roof is adorned with bargeboards on decorative bracketed overhanging eaves and ball finials on the gablets. A shouldered wallhead stack with plain cans and cast iron rainwater goods are also present.
Inside, as seen in 2013, there is a large principal former clubroom at the front of the ground floor that overlooks the golf course, featuring a canted bay window, recesses at the rear, and decorative cornicing in an egg and dart and florette style. Timber panelled shutters are installed, and there is a small turned side stair with cast iron banisters leading to a simple floor plan on the first floor. The interior was remodelled in the late 20th century to create children's nursery accommodation.
The boundary walls consist of low rubble walls capped with ashlar at the front (east).
