28 Roseangle, Dundee

This is a villa dating from around 1830, with alterations made around 1850 and a later wing added in the 19th century. The front of the house is built of ashlar stone, while the sides and rear are of rubble construction.

The north elevation is two storeys and a basement (appearing as one storey from Roseangle), and features a slightly projecting, paired pilastered doorway reached by a bridge. Four-pane sash and case windows flank the doorway. A main cornice and blocking course run along the top of the elevation, and a pedimented dormer sits above.

The south elevation is three storeys high. The left-hand bay was altered around 1850 to incorporate a two-window bow. A band course runs along the basement, and the basement windows are smaller than those above. The roof is piended and covered in slate, with a semi-conical shape over the bow. A pedimented tripartite dormer is centrally placed, with a later flat-roofed dormer to the west. A tall corniced rubble-built stack is located at the east gable.

A two-storey wing was added in the later 19th century; only its slate roof and gable end stack are visible from Roseangle. The ground floor of the south elevation of this wing has been altered, and the first floor contains a single window.

The original windows are four-pane sash and case, although some at the rear have been altered. Original cast-iron railings are present to the north, and high garden walls extend to the south, originally bordering the sea. The listing excludes a modern addition to the east. The statutory address for the listed building includes the front railings and the rear garden sea wall.
