Convent, 26 Roseangle, Dundee

This is a circa 1850 villa, originally a convent, built of squared rubble. The building is two storeys and a basement, with three bays facing north. The north elevation features an infill basement, a central Italianate porch with round arched openings and heavily consoled, overhanging eaves. The roof is covered with mock-pantile lead. Windows are set within architraves with label stops, and are bipartite with cornices at ground floor level, and single-light at the first floor. A main cornice and blocking course run along the elevation, with quoined angles.

The south elevation rises to three storeys, with a central single-light window and side tripartite windows. The right bay is advanced, featuring a canted window at both ground and first floor levels. A corniced tripartite window is located on the left-hand first floor. A main cornice and blocking course are present, alongside cast-iron brattishing over the advanced bay. There are two gabletted two-light dormers.

The side elevations are also rubble-built; the east side has a stack and evidence of a later fire escape and a now-demolished stack. The roof is gabled, with a platformed slate covering, a small, off-centre stack, and a small light-well cupola.

The windows are sash and case, with 12 panes to Roseangle, and some original lying panes to the south. Cast and wrought-iron railings are found along Roseangle. The site includes terraced garden walls and a sea wall. The statutory address includes the iron railings and garden walls.
