22, 24A Roseangle, Dundee

This is a villa, dating from about 1815, with a basement and attic level. It is built of roughly-hewn rubble stone, with some areas finished with squared and smoothed stone courses added around 1830. The principal architectural feature is the central porch, with elegant cast-iron columns and a decorative cornice. A wide dormer window sits above the porch, featuring scrolled supports and a ball finial.

The south elevation is asymmetrical, with two main storeys and an attic. A later projecting bay has been added to the left side, with windows divided into three parts. A scrolled gable is above the central dormer. Some of the windows have been altered. Wrought-iron balustrades, with a wire trellis pattern between light cast-iron balusters in a Greek key design, are located above the porch and along the north, south and west elevations. The east gable has been blocked due to the demolition of a similar villa that stood next to it. The villa has piended slate roofs and two chimney stacks. The windows are sash and case type, and some have had their glazing bars removed. Wrought-iron railings are present at the porch.

The terraced garden contains wrought-iron railings that match those on the building. A garden wall originally ran along the River Tay.
