41 Marlborough Street, Edinburgh

41 Marlborough Street is a late 19th century house, built before 1891, located at the corner of Marlborough Street and Regent Street Lane. The building is a single-storey, three-bay structure that forms the end of a terrace. It features droved ashlar stonework with polished ashlar dressings, while the side elevation is harled, and there is a harled extension at the rear. The house has a base course, an eaves course, and slightly raised quoins on the northeast side.

The principal elevation faces southeast and includes a deep-set panelled door at the centre, topped by a plate glass fanlight. The doorpiece has stop-chamfered arrises, and there are canted windows in the flanking bays.

The northwest rear elevation has a single-storey modern extension. The windows are 4-pane timber sash and case types, with a 12-pane sash and case window on the side elevation. The rear extension is illuminated by two glass rooflights. The northeast roof is covered with grey slate and features piended slate canted bays, along with a flat-roof extension at the rear. The side elevation has wallhead ashlar and coped stacks, and the original guttering and a Gothic-style downpipe remain intact.

The interior was not seen during the last inspection in 1994. The boundary walls are made of droved ashlar with coping.
