32 Marlborough Street, Edinburgh

32 Marlborough Street is a house built in the later 19th century, featuring some later alterations and additions. It is a 2-storey, 3-bay square-plan structure with an addition at the rear and another to the northeast. The front is finished in painted ashlar, while the side and rear elevations are made of rubble, with a coped rubble elevation on the modern addition to the northeast. The house has a base course, cornice, and blocking course, with slightly raised quoins.

On the northwest (principal) elevation, there is a cement rendered doorpiece with a panelled door at the center, topped by a plate glass fanlight. Above this, there is a single window on the first floor. Each flanking bay has windows on both floors. A modern single-storey addition is slightly set back, featuring a door on the outer left and a window on the right.

The southeast (rear) elevation includes a 2-storey extension in the center, which mainly obscures a bordered stair window. There are windows on the first floor of the flanking bays, and a modern single-storey conservatory is located to the left. The ground floor was not fully visible in 1994.

The house features 12-pane timber sash and case windows and a skylight at the rear. It has a piended grey slate roof covering both the house and the extensions. The side elevations have rendered, shouldered, and coped wallhead stacks.

The boundary walls are made of squared rubble with coping.
