12 Park Road, Newhaven, Edinburgh

12 Park Road in Newhaven, Edinburgh, is a detached classical house built between 1820 and 1824. It is two stories high with three bays and has a later added attic. The exterior features lightly stugged sandstone with heavy rustication on the ground floor. The building has polished surrounds, raised margins, and voussoirs. There is a continuous base, string course, and blocking course at the original entrance, which is now at the rear. The rear also displays coursed rubble sandstone with polished ashlar dressings and long and short ashlar quoins that are flush to the surface.

On the south elevation, the entrance is offset to the right of the center and features a replacement door with a single window above it. There are single windows on both floors in the outer bays, with the first-floor window to the right not aligned with the ground floor below. The north elevation, which was the original entrance, has a symmetrical arrangement with three stories and three bays. The central opening, now a window, indicates where the original door was located. This elevation is regularly fenestrated, and dormers are aligned with the outer bays.

The ground floor on the left of the north elevation has a modern glass louvred window, while the remaining openings feature 12-pane timber sash and case windows. The roof is covered with grey slate and has stone skews and coped apex stacks on the east and west sides.

The interior was not seen in 1996. The property also includes coped gatepiers to the right and a coped boundary wall along the street, along with replacement ironwork.
