44 Bernard Street, Leith, Edinburgh

44 Bernard Street is a tenement building from the earlier 19th century, featuring three storeys and an attic, with three bays. The exterior is made of grey and cream sandstone with a polished ashlar front. It has a base course, a rusticated ground floor, a band course above the ground floor, a moulded cill course at the first floor, a cill band course at the second floor, an eaves cornice, and a tall corniced parapet. The windows are architraved, with the centre window on the first floor featuring consoles and a pediment, while the outer windows are corniced.

The front elevation has a slightly advanced central bay topped with a large panelled tablet at the parapet level. To the right, there is a Doric columned and corniced doorpiece, which includes a two-leaf panelled door flanked by shallow paired pilasters with anthemion carvings, and a semi-circular plate glass fanlight. To the left is a later inserted tripartite window. The building has regular fenestration and panelled dies flanking the parapet, as well as a canted tripartite dormer.

The windows are timber sash and case with plate glass glazing. The roof is slate with metal flashings and features corniced mutual stacks. The interior was not seen in 1993.
