71 Dalkeith Road in Edinburgh is a classical house built around 1830. It is a single-storey structure with three symmetrical bays and recessed single-storey wings on the north and south sides. The central bay is advanced and gabled, featuring strip quoins. The exterior is made of lightly stugged, coursed cream sandstone ashlar, with a base course, architraves, and projecting cills, along with deeply overhanging eaves.

On the west elevation, there is a central doorway with a panelled door and a plate glass fanlight. The outer left and right bays, as well as the single-storey wings, have single windows. The windows are predominantly 12-pane, timber, sash and case, with plate glass in the single-storey wing to the south. The roof is covered with grey slate and has a piended design, with tall, rendered and coped wallhead stacks featuring moulded cans.

The interior was not seen in 1995. The property is bordered by low coped rubble walls along the street, with the railings removed. There is a higher rubble mutual wall to the south and a north boundary wall that incorporates a window from the adjoining house. A pedestrian gate is located next to the single-storey wing on the south side.
