Description
96 Inverleith Place is a late 19th century, two-storey, three-bay asymmetrical L-plan villa. It features a slightly advanced pedimented bay on the right and is constructed of snecked sandstone with ashlar margins, while the rear is made of rubble. The building has a base course and cill courses, with a chamfered corner at the ground level on the left, which includes a moulded triangular cyma recta detail above. The windows are bipartite and tripartite, with some stone mullions and transoms, and there are ball finials present.
On the street elevation facing south, there is an off-centre two-leaf, six-panel timber entrance door with a rectangular fanlight above, framed by a roll-moulded, corniced door surround. Above the entrance, there is a balustraded balcony and a key-stoned oculus on the upper floor. To the left on the upper storey, there is a pair of windows with semi-circular dormerheads. On the right side at ground level, a canted three-light bay window has a slated roof, and above it is a pedimented three-light window.
The villa predominantly features nine and twelve-pane over plate glass timber sash and case windows, along with some timber casement windows. The roof is covered with green slates and red ridge tiles, and there are coped wallhead stacks with red cans, raised skews, and some scroll skewputts.
Inside, as seen in 2009, the original room plan is largely intact. There is an impressive central open-well decorative timber staircase with a segmental-arched screen. Some public rooms feature finely carved timber fire surrounds, decorative plaster cornicing, and four-panel timber doors.
