Description

78 and 78A Inverleith Place is a villa dating from around 1900, featuring two storeys and three asymmetrical bays. The building is characterized by distinctive Dutch-style gables and includes a two-storey, four-light bay window on the right side. It is constructed from sandstone ashlar with raised quoins, while the rear is made of coursed rubble. The ground floor openings have moulded reveals, and there is a decoratively carved frieze. The upper floor features ropework hoodmoulding, a battlemented parapet above the left window and the bay to the right, and a semicircular dormerhead above the central window. Urn finials are also present, and there is a later small single-storey extension to the northwest.

The street elevation on the south side includes steps leading to a central six-panelled timber entrance door, which is set into a key-stoned, round-arched doorway flanked by engaged Ionic columns. There are Ionic pilasters with carved consoles above, and a decoratively carved stone balcony with a circular pierced parapet and corner urns. To the left, there is an advanced three-light window, while the right side features a canted bay window. The windows are predominantly plate glass timber sash and case. The building has coped wallhead and gablehead stacks, some with octagonal cans, and is covered with grey slates and cast-iron rainwater goods. The skews are raised with triangular skewputts.

Inside, as seen in 2008, the house has been divided into two flats since the mid-20th century, but the original room plan remains largely intact. The interior showcases high-quality plasterwork, a timber dog-leg stair with timber balusters and banister, and decoratively carved newel posts. The upstairs hall and public room ceilings feature highly decorative patterned plasterwork with geometric and floral designs, and there are four-panelled timber doors throughout.
