17-19 Regent Street, Portobello, Edinburgh

17-19 Regent Street is an earlier 19th-century, two-storey classical house with a partial basement and a later addition at the rear. The building features a symmetrical three-bay façade made of droved ashlar with polished ashlar dressings, along with some rendered repair work, all painted. The side and rear elevations are made of sandstone and are heavily pointed, while the rear extension is harled and painted. Architectural details include a base course, a cill course at the first floor, a cornice, and a blocking course.

The principal elevation has an ornamentally panelled door at the center, with a rectangular fanlight and a window above it on the first floor. Each flanking bay contains a window on both floors, and there is a basement window in the right bay.

The rear elevation features a two-storey extension in the central bay, which includes a cast-iron spiral external stair leading to the first floor.

The building has 12-pane timber sash and case windows and a slate roof. There is a rendered stack on the gable end to the north and a sandstone gable end stack to the south.

The interior was not seen in 1994, but it is noted that there are shutters at the first floor.

The boundary walls are made of rubble with coping, and there are tall rubble walls with some brick on the side rear (south side).
