This is a three-storey, three-bay terrace house located on Osborne Promenade in Warrenpoint, Newry, County Down. The building dates to between 1860 and 1879, although it has undergone significant alterations and retains little of its original character.

The house has a pitched roof covered with artificial slate, with a cement-rendered chimney on the right end. Plastic rainwater goods are fitted. The external walls are lined, rendered, and painted. The front elevation, facing southwest onto Osborne Promenade, features a modern uPVC front door with a semicircular fanlight in the central bay. Single, modern 12/12 top-hung uPVC windows are present in the left and right bays at ground floor level. Identical windows are aligned with the ground floor openings on each of the upper floors. The building is diminished in height to the second floor. A paved front garden, enclosed by a rendered dwarf wall with modern hoop-topped railings, is situated at the front. The left gable adjoins 11 Osborne Promenade, and the right gable abuts 9 Osborne Promenade. The rear elevation was not inspected.

A building is depicted on this plot on the 1834 Ordnance Survey 6-inch map as part of the terrace. The property was recorded in the 1835 First Valuation as measuring 26 feet by 17 feet 6 inches by 12 feet 6 inches. It was described as a one-and-a-half-storey house in the 1861 Second Valuation, with a valuation of £10, which increased to £19 in 1879. This later valuation suggests a major extension or a complete rebuild to its current form.
