11 Osborne Promenade, Warrenpoint, Newry, Co Down, BT34 3NQ

This is a three-storey, two-bay terrace house on Osborne Promenade in Warrenpoint, now converted into apartments and retaining no features of particular interest. The building dates from approximately 1860 to 1879. It has a pitched roof covered with artificial slate and a cement-rendered chimney at the right-hand end. The rainwater goods are of half-round plastic. The walls are lined, rendered, and painted, with stepped stucco quoins and a smooth basecourse. The front elevation, facing southwest, features a right bay that is half the width of the left. The right bay has a modern timber front door with a sidelight to the right, set between crude concrete pilasters supporting a shallow pediment. The left bay contains two modern, top-hung timber windows. Each upper floor has three similar windows aligned with the ground floor openings. The building’s height diminishes to the second floor. A paved front garden lacks a front boundary. The left gable abuts 12 Osborne Promenade, and the right gable abuts 10 Osborne Promenade. The rear elevation was not inspected.

An Ordnance Survey map from 1834 shows a building on this plot as part of the terrace, and the First Valuation of 1835 records dimensions of 26ft x 17ft6in x 12ft6in. The 1861 Second Valuation described it as a one-and-a-half storey house, valued at £11. This valuation increased to £20 by 1873, suggesting a major extension or complete rebuild to its current form.
