12 Osborne Promenade, Warrenpoint, Newry, Co Down, BT34 3NQ

12 Osborne Promenade is a three-storey, two-bay house situated within a larger terrace on Osborne Promenade in Warrenpoint, County Down. The house was likely rebuilt in the early 1860s, based on entries in the Valuation books, and was first occupied in 1870. A building is shown on this plot on the 1834 Ordnance Survey 6-inch map. It measures approximately 21 feet by 19 feet 6 inches with a height of 11 feet 6 inches, according to records from 1835.

The house has a pitched roof covered with artificial slate, and a cement-rendered chimney is visible on the right gable. It features half-round plastic rainwater goods. The exterior walls are lined, rendered, and painted. The front elevation, facing southwest onto Osborne Promenade, has a narrower right bay. The left bay contains a modern timber front door with a transom light above it. A modern bow window with a flat lead roof is also present in the left bay. There are two modern 1/1 top-hung timber windows on each upper floor, each with thin concrete cills. The height of the building is reduced at the second floor level. A rendered and coped dwarf wall encloses a small front garden. The left gable abuts Great George’s Street South (listed building reference HB16/12/024D), and the right gable abuts Osborne Promenade (listed building reference HB16/12/026B). The rear elevation has not been inspected. The building retains no features of particular architectural or historical interest and is currently in private ownership.
