7 Seaview, Warrenpoint, Newry, Co Down, BT34 3NJ

Seven Seaview is the middle house of a terrace of three, three-storey late 19th-century properties facing the sea on the north-west side of the street in Warrenpoint. Built between 1880 and 1899 (first documented in the 1883 Valuation revision book), it occupies a corner position with its main entrance on Queen Street. Though now converted to a nursing home and substantially altered internally, the building retains external character that contributes to the townscape value and visual uniformity of this sea-facing terrace.

The house has a pitched natural slate roof with a large rendered chimney to the right. The rear pitch features a gabled dormer to the right with a modern casement window. Moulded overhanging eaves carry crested gutters.

The front elevation facing Seaview is rendered and painted with band rustication to the ground floor and lined treatment to the upper floors. A chamfered basecourse and frieze sit below continuous cill courses on the upper storeys. The facade comprises two bays of unequal width. The narrower right bay contains the main entrance in a shouldered opening with moulded arris, featuring a modern stained timber framed tongue-and-groove door with matching glazed timber sidelights (top half glazed) and a three-piece transom. Above the entrance are single 1/1 sliding sash windows on each upper floor, each with stop-end chamfered reveals. The second-floor window is slightly diminished in height. The wider left bay contains a canted bay window rising the full height of the facade, with its own canted roof tied into the main roof structure and sharing the common eaves line. Each face of the bay window is fitted with 1/1 sliding sash windows with horns and stop-end chamfered reveals, again with those to the second floor slightly diminished in height.

The left gable forms a party wall with number 6 Seaview; the right gable forms a party wall with Coolbawn, number 8 Seaview. A low rendered dwarf wall and hedge enclose the front garden.

The rear north-west elevation is abutted by a return on the right with a lean-to roof shared with number 8. The rear wall is smooth rendered and painted. The exposed rear elevation includes a modern porch at ground level, an original opening at first floor now fitted with a modern tripartite horizontally divided window, and a modern window at second floor within a widened opening. The building is served by half-round rainwater goods.

The house was the second of the three terrace houses to be built, following number 8 (first documented in 1882) and preceding number 6 (first documented in 1884).
