Tolcarne Wartha Farmhouse Including Front Garden Walls And Adjoining Outbuilding

Tolcarne Wartha Farmhouse, including the front garden walls and adjoining outbuilding, is an early 19th-century farmhouse with painted rubble walls and a grouted scantle slate hipped roof featuring projecting eaves. The building has brick chimneys on the side walls and cast-iron ogee gutters. The layout consists of a double depth plan with two rooms at the front: a kitchen/living room on the right and a parlour on the left, flanking an entrance hall that leads to a rear stair hall. To the right is a two-storey back kitchen outshut, and to the left is a single-storey lean-to washhouse that adjoins the domestic outbuilding.

The exterior is two storeys high and features a nearly symmetrical three-window south front with a central doorway. Most original doors and windows are intact, except for the ground floor right-hand window, which has a later remodelled opening and a 20th-century four-pane horned sash. The original front door is a four-panel design, and the windows include 16-pane hornless sashes. The rear of the house has ledged doors, an 18-pane horizontally-sliding sash for the back kitchen, a similar 12-pane window above in the chamber, and a tall round-headed stair sash with intersecting glazing bars.

Inside, the farmhouse retains an unaltered interior with many original features, including a dog-leg stair and panelled doors. There is a possible reused 18th-century two-panel door. The front garden walls are constructed from large pieces of granite moorstone, and there are monolithic jambs to a gateway next to the house. At the back, there is a pavement made of granite moorstone flags and cobbled yards adjoining the property.
