Description

This is a villa dating from around 1850, with later alterations, located in Royal Leamington Spa. The exterior is constructed of pinkish-brown brick, with scored and painted stucco to the front facade, and has a Welsh slate roof. The building follows a central hallway plan.

The villa is two storeys high and has three windows on the first floor. It features a plinth and quoins. Two roll-edged steps lead to the central entrance, which has a part-panelled, part-glazed door with a cambered overlight set within a vermiculated Gibbs surround. The windows are 1/1 sash windows with margin lights in plain reveals, having sills and tooled surrounds throughout – larger on the ground floor and with horns on the first floor. A continuous moulded sill band runs along the first floor. The building has wide eaves, a modillion cornice, a hipped roof, and end and rear stacks.

The interior retains shutters to some rooms and moulded cornices. The villa is part of a notable architectural group with numbers 12 and 16-26 (even) Avenue Road.
