70-72 High Street in Linlithgow is an earlier 19th-century, two-storey and attic, four-bay tenement that features a shop on the ground floor and a pend. The building is constructed of stugged ashlar that has been painted. It has moulded architraved windows and includes a base course and an eaves course.
On the south elevation, the entrance to the shop is located in the first bay to the right, with two large display windows in the center and the entrance to the pend in the first bay to the left. The first floor has a regular arrangement of windows.
The windows are plate glass sash and case. The roof is covered with grey slate and features two canted piended slate-hung dormers. The building has ashlar coped skews and mutual stacks at the gables.
