Description

Karim Cottage at Balmoral Castle was built in 1893, with additions made in 1899. It is a single-storey, U-plan bungalow style cottage featuring a gabled roof and overhanging eaves, along with service additions. The structure is set on a shuttered concrete base course with lathed timber.

The west elevation has four bays, with two windows on the left. The entrance bay, which is gabled and slightly advanced off-centre to the right, features a tripartite door consisting of a two-leaf, panelled door and an Indian style lantern in the gablehead. To the outer right, there is a broader gabled bay that overlaps the entrance bay, showcasing a broad, shallow canted four-light window beneath a slate roof. There is also a window on the gabled return to the left. A lower service porch is recessed to the outer left, containing narrow windows and a door, and is linked to outbuildings.

The south elevation has three bays, each with a window, and the right window is advanced and gabled.

On the east elevation, there is a two-bay wing for the principal rooms on the left, with a recess at the centre and service quarters to the right.

The cottage features four-pane sash and case windows, with the principal windows having external boarded timber shutters. The roof is covered with purple slates and includes lead flashings, along with stone ridge stacks and one wallhead stack.

Additionally, there are en suite stores functioning as outbuildings, which are connected to the cottage by a passage with a corrugated roof. This area includes several doors and cast-iron rooflights.
