Description

Gamekeeper's Cottage, located at Balbirnie House in Balbirnie Park, dates from the late 19th century and has been altered at the rear. It is a single-storey cottage with an attic and features three bays. The exterior is constructed from dressed, squared rubble with droved quoins and includes a base course and chamfered arrises.

The south elevation, which serves as the entrance, is symmetrical. It has a two-leaf panelled timber door with a two-pane fanlight above, all sheltered by a slated timber porch that features decorative bargeboarding and a finial that breaks the eaves. There are windows in the flanking bays, with canted, slated dormer windows above, and a three-flue ridge stack at the centre.

On the west elevation, there is a narrow window to the left of centre, with two additional windows beyond it in a lower extension. A window in the gablehead has been blocked. The east elevation has a window at the centre and another blocked window in the gablehead. The north elevation features a bipartite window off centre right, and a flat-roofed, slate-hung dormer window at the centre above a lower extension that projects at the outer right.

The south elevation has a 20-pane glazing pattern at ground level, with a prominent vertical astragal at the centre. The dormers feature five and ten lying pane glazing patterns, all in timber sash and case windows. Other windows have top-opening timber frames. The cottage has cavetto coped ashlar stacks with some chimney cans, overhanging eaves, and plain bargeboarding.

The property is enclosed by coped rubble boundary walls.
