Description

Boundary Villa is a mid-19th century house with a single storey, attic, and basement, featuring three bays. It is situated on sloping ground that falls to the west. An attic and new front were added around 1890. The building is constructed from sandstone rubble with ashlar margins and cills, and the front elevation is faced with square and snecked bull-faced cream sandstone, showcasing stop-chamfered arrises.

The east elevation serves as the entrance and consists of a single storey, attic, and basement. It features a panelled door with a fanlight at the center, topped with a bracketed overdoor, and is flanked by single windows. Above, there are windows in each bay that break the eaves, each topped with gabled dormerheads. The basement has small square windows in the outer bays, with a projecting shed at the center that creates a bridge from the street to the front door.

The north and south elevations are blank gables, each with a small single window at the top floor on the west side. Gablehead stacks are present.

On the west elevation, there is a full-height basement and raised eaves to accommodate the attic. The center features a garden door and a letterbox fanlight, with regular fenestration throughout. A small skylight is located at the center of the roof.

The windows are 4-pane timber sash and case. The roof is covered with grey slates, and there are ashlar skews and curved ashlar skewputts, along with brick stacks.

At the front, there is a low rendered wall at street level topped with saddle-back coping and plain iron railings. Stone gatepiers with flat-topped pyramidal caps mark the entrance.
