Description

197 High Street in Perth is a Victorian Renaissance tenement building, designed by David Smart and completed in 1900. This three-storey structure with an attic features a prominent three-by-three bay layout and a canted single-bay corner, constructed from red sandstone ashlar. The building has a base course with inset basement lights, some of which contain prism glass. It includes a cill course, a band course, a moulded cornice at the ground level, a bracketed eaves cornice, and a balustraded parapet adorned with decorative urns. The ground floor has round-arched openings with keystones, while the dormers are pedimented. The first-storey windows are set within Corinthian aedicules that alternate between pedimented and segmental-arched designs. Giant Ionic pilasters, some fluted, rise through the first and second storeys, with rusticated pilasters on the ground floor.

The entrance doorway at the corner is round-arched and features polished granite Ionic columns supporting a curved pediment with a decorative tympanum that includes a carved datestone from 1900. The elevation facing Kinnoull Street has a round-arched, pedimented doorway on the far right, which contains a panelled timber entrance door.

The building predominantly features plate glass timber sash and case windows. At the corner, there is a truncated polygonal spire topped with iron brattishing and covered in banded grey and green fishscale pattern slates.

Inside, the entrance hall includes a part-glazed entrance door flanked by timber panels. The hallway has a coloured encaustic-tiled floor, and the well-staircase is made of stone with timber barley-sugar balusters and a timber banister. Some rooms have simple cornicing and timber fire surrounds, although the offices on the ground floor have been modernised.
