20 and 22 Brown Street in Blairgowrie is an early 19th-century, two-storey, three-bay flat-roofed dwelling located on a corner site. The building features rough ashlar with Aberdeen bond snecking and ashlar quoin strips, along with stone cills.

The northeast elevation is symmetrical, showcasing a timber door with a narrow plate glass fanlight in the center bay at ground level. There are windows in the flanking bays and a regular arrangement of windows on the first floor, with a small rooflight above the center.

On the northwest elevation facing George Street, there are two windows on each floor, although the first-floor window on the right is partially blocked. A shouldered wallhead stack is positioned in the center. The windows have a 12-pane glazing pattern in timber sash and case, except for the ground floor left window on the northeast side, which features an out-of-character top-opening window. The roof is covered with grey slates, and there are coped brick stacks with cans.
