Description
Avenue House, located at 1-3 Duff Avenue in Elgin, was enlarged and remodeled by R B Pratt between 1907 and 1908, with the date marked as 1908. This substantial, asymmetrical building features a two-storey and attic gabled design situated on a corner site. The structure is constructed of rubble with tooled and polished ashlar dressings. The entrance to No 1 is positioned at the center of a bowed angle, flanked by small windows adorned with Art Nouveau colored glazing. It includes double leaf panelled doors, with three first-floor windows above, all under a wallhead balustrade and topped with a facetted stumpy spire.
The building has flanking gabled bays facing Institution Road and Duff Avenue, extending seven bays along Duff Avenue as No 3. There is a slightly advanced porch with a segmental-headed keystoned entrance and double leaf panelled doors, which is surmounted by a balustrade. The extreme left gabled bay features a projecting canted window. Most windows are bipartite or tripartite, with all having six-pane upper sashes and single-pane lower sashes. The building has coped and string coursed gable wallhead stacks, slate roofs (with Cumbrian green slates on the spire), and lead apex finials. Additionally, there is a secondary entrance to No 1 located on Institution Road.
