Description

Lugton House is an early 19th-century, two-storey, three-bay house that has been expanded to four bays with a later sympathetic addition. The building is constructed from sandstone rubble, with contrasting red sandstone used for the addition. The south elevation features squared and coursed stone, while the addition has stugged ashlar, and the east elevation is harled. There is a base course and a lintel course at the eaves level, with raised margins.

On the south elevation facing Lugton Brae, there is a modern lean-to porch at the center of the original house, and the later bay is slightly recessed to the left. The fenestration is regular, with a blocked basket carriage arch slightly recessed to the right, where a window has been inserted at ground level.

The west elevation has a window to the left at ground level, and windows to the left and right on the first floor. The wall extends to the left beyond the gable.

The north elevation features a modern canted porch at ground level, with a window to the left and a canted window, complete with a cornice and blocking course, to the right. There are three windows on the first floor, and a gabled bay that is advanced to the right, with a window to the left on the first floor.

The east elevation has a window to the right on the first floor. The sash and case windows have a 12-pane glazing pattern, while the canted window features a 2 and 4-pane glazing pattern. The building has coped skews, with gablehead stacks on the west and east elevations, a former gablehead stack at the junction with the addition, and a wallhead stack to the left on the north elevation. The original house has purple slates on the south pitch, grey-green slates on the north pitch, and grey slates on the addition.

The property is enclosed by low flat coped rubble boundary walls to the south, complemented by iron spearhead railings. There is a single-storey outbuilding attached to the east elevation, which has a lean-to on the wall to the east, and features a half-pitched roof. The south elevation of the outbuilding is continuous with the boundary wall.
