31 Marmion Road, North Berwick

31 Marmion Road is a double villa built in 1896 by Dunn and Findlay. It is two stories high and features a mirrored design, with a harled (painted) exterior and red sandstone ashlar dressings.

The north elevation has two wide bays, with canted four-light bays at the ground level. Above these are harled, jettied gables that have applied timber framing, each featuring two bipartite windows. The east and west elevations have an M-shaped gable that is interrupted at the center by a small first-floor infill. There is a panelled door with a small-pane fanlight, flanked by slender Ionic pilasters on fluted pedestals, all surrounded by a roll-moulded ashlar frame. A penticed roof bracketted porch extends over the canted ground floor bay to the south. The gable ends have stacks to the north that are corbelled out at the first floor.

The villa has various glazing patterns, with small-pane upper sections and plate glass lower panels in the casement windows on the north side. The roof is red tiled, and there are harled stacks with ashlar coping.

Inside, the villa features plaster cornices, panelled doors, and a simple Jacobean stair balustrade. There is also an ashlar coped, harled parapet wall to the north, with pillars at intervals.
