Garden House, Carlekemp House, Abbotsford Place, North Berwick

Garden House, located at Carlekemp House, Abbotsford Place in North Berwick, was designed by John Kinross, RSA, in 1898. This two-storey building features a rectangular plan and is a gabled engine cottage set on sloping ground, positioned away from Carlekemp amid a plantation. The exterior is constructed of squared and snecked Rattlebag rubble with ashlar dressings, and it has applied timber framing on the jettied first floor. The windows have moulded margins and mullions.

On the west elevation, the entrance is located to the left and features a doorway with an ogival, moulded surround. The centre has a tripartite window, and there is a small light to the right. The first-floor windows have been altered. The north and south gables each have bipartite windows at ground level on the north side, while both gables feature four-light windows with embossed lead panels above, adorned with quatrefoil details. The windows are lead-paned sash and case.

There is a modern porch addition to the left of the east elevation, and the glazing patterns have been altered, along with the first-floor windows on the east and west sides. The building has overhanging eaves and a Westmoreland slate roof, with an added stack and timber barge boarding.
