Description

Balcairn is a detached villa located at 434-436 Blackness Road in Dundee, built around 1885-1890 in the Italianate Renaissance style. The villa is two stories high and constructed from squared rubble with ashlar quoins. The south front is nearly symmetrical with a three-bay design, featuring a narrow central bay flanked by channelled pilasters. It has a small segmental pediment with a sculptured tympanum, and the ground floor includes tripartite windows with arched keyblocks, while the first floor windows are also arched. The broad flanking bays feature a canted ground floor window on the left and a projecting tripartite window on the right, both topped with pierced parapets and architraved tripartites above.

The east and west elevations each have three bays, with a porch on the east side that includes a square pillar, a cast-iron mullioned window, and a pierced parapet. The windows throughout the building are set within architraves. A conservatory on the west side has been demolished. The villa is topped with a modillioned cornice and a blocking course.

At the rear, there are U-plan service wings, with the east wing being two stories and the later addition being a single story constructed from concrete blocks. The western part has been demolished, leaving a cut-back rendered gable. There are modern steps and a porch leading to a first-floor flat, with some stair windows partially blocked.

The villa features sash and case windows with a two-pane glazing pattern, a piended platformed slate roof, and wall-head and ridge stacks. A central cupola and a dormer on the west side add to its architectural interest.

Inside, the building has been divided into flats, and the internal stair has been removed. However, some good plasterwork remains in the principal rooms.

Additionally, there is a former stable and coachhouse, which is a single story with a gabled hay loft. It has a blocked entrance, a sliding door, and wrought iron finials. The boundary walls are built from rubble and feature chamfered gatepiers with scalloped caps.
