40, 42, 44 Marchmont Road, Edinburgh

40, 42, and 44 Marchmont Road in Edinburgh is a four-storey, five-bay tenement building designed by Thomas P. Marwick in 1888. It is part of a terrace and constructed from squared and snecked pink sandstone, featuring polished red ashlar dressings. The building has a base course, a cill course at the second floor, a cornice above the second floor, and pedimented dormer heads above bipartite windows on the third floor. The advanced bays have facetted pyramidal roofs topped with lead finials, and the doorways are roll-moulded with panelled doors and chamfered reveals.

The entrance elevation includes a central doorway with a plate glass fanlight, and bipartite windows on each floor above. To the right of the central bay, there is a doorway with a single window flanking it in the second bay, also featuring a plate glass fanlight and bipartite windows above. In the fourth bay, there is a doorway with a single window flanking it to the left, with a small-pane fanlight and single windows on each floor above. The outer left bay has full-height four-light canted windows, with dividing cill and lintel courses, a string course at the third floor, and a cornice above. The outer right bay features full-height two-light canted windows adjoining the neighbouring tenement, detailed similarly to the outer left bay. The building has plate glass sash and case windows, a grey slate roof, a corniced wallhead stack, and coped and partly rendered mutual stacks.

There is a low boundary wall along the street. The interior was not seen in 1991.
