Description

51 Promenade in Portobello, Edinburgh, is a later 19th century, two-storey, three-bay house that has been subdivided internally. It features a two-storey, single-bay addition that is slightly set back to the southeast, connecting it to No 52 Promenade. The building is constructed from droved ashlar with polished ashlar dressings, and it has render repairs along with a concrete cement rendered porch and canted window. The design includes a base course that is channelled and battered on the side elevation, a band course between the storeys, and a parapet at the centre and the left bay, which has slightly raised quoins. There is also a band course above the first-floor window of the addition and a parapet.

On the northeast elevation facing the promenade, there is an enclosed porch at the centre of the ground floor, situated in the re-entrant angle formed with the advanced bay to the right. This bay features corner pilasters, a modilioned cornice, and an incised parapet above, flanked by ball finials. The later door has a segmental-arched plate glass fanlight above it, with a window at the first floor behind. Each floor of the left bay has a window. The gabled advanced bay to the right has canted windows at both the ground and first floors, a dividing and terminal cornice, a cill course at the first floor, and a cornice parapet topped with four ball finials; there is a now blinded window in the gablehead. The addition has a window on each storey.

The southwest elevation, facing Straiton Place, features a narrow gabled bay at the centre with a round-arched stair window and a small blinded opening in the gablehead. Each floor of the bay to the right has a window, with smaller windows at the centre. The gabled bay to the left is slightly advanced and has blinded windows on each floor, along with a small blinded opening in the gablehead. There is a modern door to the left of the addition with a window to the right, and a window above at the first floor.

The northwest elevation is three-bay with the centre bay slightly advanced. It has a battered channelled base course and a window in each bay of each floor. The centre bay is gabled with a small blinded opening in the gablehead.

The windows are plate glass timber sash and case. The roof is slate, and there are wallhead ashlar coped stacks on the northwest and southeast sides, as well as in the bay to the right of the southwest elevation.

The interior was not seen as of 1995. The property also features battered rusticated gate and terminal piers with cornice and coping, along with coped ashlar terrace walls with a base course by the house and coped rubble in the garden at the front.
