11-13 Regent Street, Portobello, Edinburgh

11-13 Regent Street is a later 19th-century, two-storey, three-bay house that has been subdivided. The ground floor features polished ashlar, while the first floor is finished with droved ashlar, which has some recent plastic repairs. The side elevation is harled with droved ashlar dressings, and the rear elevation is harled and painted. Architectural details include a base course, a band course between the floors, a cornice, and a blocking course.

On the west (principal) elevation, there is a panelled door in the centre, with a rectangular plate glass fanlight and a window above on the first floor. To the left, there is a full-height canted window in the bay, and to the right, a projecting window with tripartite windows on each floor. A door on the extreme right provides access to the upper flat, No 11.

The east (rear) elevation features regularly spaced bays, with a glazed door on the first floor in the left bay, a plate glass fanlight above, and a bracketted iron balcony in front. There is an extension on the extreme left that abuts the earlier cottages at No 15.

The house has four-pane timber sash and case windows, a slate roof, rendered and coped stacks at the ridge and gable end, and cast-iron rainwater goods.

The interior was not seen in 1994, but the shutters on the first floor are still in place. The boundary walls are made of droved ashlar with coping.
