Description

8 Bruntsfield Terrace is an Italianate villa built around 1855-57, featuring two storeys and an irregular plan, with an engaged four-stage entrance tower. The building is constructed from grey sandstone, with a stugged ashlar front and coursed, squared stugged rubble on the rear and sides. It has a base course, bracketed cills for the first-floor windows, and overhanging eaves with bracketed gables.

The northeast elevation, which serves as the entrance, has three bays. The entrance tower is located in the re-entrant angle to the left, featuring a doorway at the first stage with a consoled cornice, a round-arched window with a keystone and stained glass on the return, and a round-arched window with a keystone above the doorway at the second stage. The third stage is blank to the northeast, with a small round-arched window to the northwest and a band course above. The top stage includes a cill and impost course, with round-headed bipartite windows facing northeast, southeast, and southwest, along with a single round-headed window and wallhead stack to the northwest, topped with a piend roof and overhanging eaves. The central bay has a single window on both the ground and first floors, while the advanced gabled bay to the right features two corniced windows at ground level and a corniced bipartite window on the first floor.

The southeast elevation, facing Greenhill Gardens, has the tower in the re-entrant angle to the right and an advanced gabled bay at the center with a side door flanked by small windows. There is a tall round-headed window with a keystone at the first floor, featuring a projecting cill. To the left is a blank bay with a wallhead stack, and there is a single-storey stone-built garage with a parapet and timber doors to the left.

The rear elevation, also southeast-facing, has three bays with single windows and a wallhead stack to the left. There is a single-storey gabled and finialled timber greenhouse to the left of center. The northwest elevation has two windows at ground level to the right and a single window on the first floor, along with a wallhead stack.

The windows are timber sash and case, mostly with two-pane upper sashes and plate glass lower sashes, with some featuring plate glass glazing and some having four panes. The roof is slate with metal flashings, and there are four wallhead stacks, some with distinctive square cans. The interior has not been seen since 1992.

The property is enclosed by a tall rubble boundary wall with semi-circular coping facing Greenhill Gardens, featuring a large timber gate. There is a low rubble wall with saddleback coping along Bruntsfield Terrace, complemented by a lattice fence and gate.
